Our Story

Balakrishnan Real Estate Group was built around a simple idea: property management should drive performance, not just maintain properties. Founded by Nikil Balakrishnan and Charles Romero, the company was created to bring a more sophisticated, investment-focused approach to rental management in the Bay Area. We saw early that short-term rentals were being managed with outdated systems, generic pricing, and reactive operations, leaving significant revenue on the table.

Today, we operate with a data-driven, full-stack approach. Nikil Balakrishnan oversees more than $205 million in residential investment assets across the Bay Area. He has been actively involved in real estate since 2013, managing his own portfolio before expanding into third-party property management in 2016. Licensed since 2014, Nikil brings over a decade of hands-on experience in acquisition, operations, and asset optimization. Prior to real estate, he spent 13 years in technology and startups, including four years at Scale AI. That background informs a data-driven approach to property management, leveraging dynamic pricing, multi-platform optimization, and operational systems to consistently outperform traditional models.

Charles Romero is Co-Founder and Director of Property Management Operations at Balakrishnan Real Estate Group, where he oversees the day-to-day performance and execution across the firm's portfolio. With a background in construction, maintenance, and property management, Charles brings a hands-on, systems-driven approach to operations. He leads vendor coordination, property standards, inspections, and turnover execution, ensuring each home is maintained to a high standard while operating efficiently at scale. His experience across both renovations and ongoing property operations allows him to proactively identify issues, control costs, and implement processes that protect asset value over time. Charles plays a critical role in delivering a consistent, high-quality experience for both owners and guests.

Tyler Hendryx

Property Manager, Head of Landscaping

Tyler Hendryx is Property Manager and Head of Landscaping Services at Balakrishnan Real Estate Group, where he plays a key role in both day-to-day operations and exterior property presentation. He began his career working alongside his grandfather in Berkeley, helping grow a property management business over five years. During that time, Tyler developed a strong operational foundation and a particular interest in short-term rentals and guest experience. At BREG, Tyler oversees maintenance coordination, ensuring issues are resolved quickly and efficiently to minimize downtime and protect asset value. He also manages the landscaping division, helping maintain high curb appeal and outdoor usability across the portfolio — an often overlooked driver of guest satisfaction and booking performance.
